Attached, Private Garage
Every home features an attached garage at the mudroom level. No elevators from a common garage, no forgetting where you left your car, no competing with other residents and their guests to get your favorite spot. These are individual garages with private overhead doors, a separate service door (to get your bike in and out), and an entrance door into the living area of the building. In four of the nine units, this door opens directly into the mudroom or kitchen. In the other five, another door across the common hallway provides access into the mudroom. This service hallway also connects all units to the community rooftop, the basement (storage, fitness, and mechanical rooms), and the ground-level egress from the building. Every garage features a Level II car charger.
Direct, Private Access to the Sidewalk and Street
Every home has a front door to the sidewalk. Just like in traditional row homes, the door may be at ground level or up a private, interior staircase. Your guests can arrive at the front door, or they can come up the ramp and park near your garage. Ramp access is free after 5 p.m, on weekends, and for visits up to two hours. Hydronic Heating and Mini-Split Cooling
All units feature hydronic heating throughout with a heavy radiator delivery system. Like traditional cast-iron radiators, modern aluminum radiators can be hidden away in cabinets or left in view. In-floor heating on all stone and tile floors will provide cozy comfort all winter long. Hydronic heating is more efficient than forced air; it provides even heat and doesn’t blow dust and allergens throughout your home. In the summer months, concealed-duct, mini-split unit systems provide cooling and ventilation. Tiny evaporator units are placed in wall and ceiling cavities throughout the house to provide direct cooling and dehumidification right where and when it’s needed. Floor Systems of Sound Design
Floor Systems of Sound Design are engineered to make every space private. Thick floor systems float on rubber sound-damping mats and no part of the floor is fastened directly to a structural member. Our designers have worked to create a flooring system that is not only quiet but also offers a wide range of finishes. Owners can select traditional floor coverings such as solid hardwood, stone, or tile, as well as more modern options including carpeting or composite tiles. Okay, not very sexy, but this feature should provide peace of mind. Like the tip of the iceberg, the visible portion of the Great Northern Block is only the top bit of the entire structure. Every unit is protected from fire with a discreet automatic sprinkler system, as well as separation assemblies designed to prevent the spread of fire from one unit to the next. The exterior walls feature in-cavity and exterior insulation that add up to R-28. There is R-50 insulation (sound and thermal) between every floor and at least R-80 at the roof. Ceilings and walls have sound-damping resilient fasteners for wallboard, and the floor systems float on sound-damping mats.
